Private equity firm Maven Capital Partners has backed Sibner Investment Management’s (Sibner IM) debut UK residential private credit fund, Green Street News can reveal.

The commitment marks the Sibner Real Estate Debt (UK) Fund’s first institutional commitment, having launched in March 2025. Sibner plans to scale the vehicle to reach £100m of assets under management by the end of this year.

Its launch last year attracted commitments from Sibner Group Family Office and Ashen Capital, the new investment firm led by former Fiera duo Alex Price and Steven Wright. Led by Sibner, they made a £20m seed investment in Sibner IM’s residential development fund in January 2025. Ashen, which is focused on providing venture capital to new asset management and development companies, also took a 20% interest in Sibner Investment Management.

The private credit fund aims to provide £1m-£5m of bridging and development financing to residential developers and property owners, as well as development loans for smaller residential schemes and short-term liquidity for high-net-worth borrowers transacting between properties.

Since its launch, the fund has doubled in size with investors receiving a total return of 10% in the first year, including a quarterly dividend of 1.75%. The fund is managed by CEO Wilfrid van Geest and head of funds and investor relations Edward Batchelor.

Sibner IM is a private credit manager founded by siblings Tom and George Mackintosh, Mollie O’Gorman and van Geest and is backed by the Sibner Group Family Office.
